Roll in after hours and take any lot with a green tag on the post, then settle up in the morning. That has worked for nineteen years.

A week

- Everything on the nightly rate
- Mail held at the office
- One dump-station pass for a second rig
- Electric still flat rate at this length, so a running air conditioner is not costing you extra

Rung three
A month
$465
per month, plus metered electric
- Water, sewer and trash included
- Electric read on the first and billed at cost, usually $40 to $90
- Gravel parking for one extra vehicle
- A shed under 8 by 10 is fine, ask first
- One month minimum, no deposit if you have been through here before
This is where the honest number lives. A park quoting a monthly rate with electric folded in is either guessing or padding, and you find out in January.
Rung four
A mobile home lot

per month, lot lease only
- Lot, water, sewer, trash, mowing of the common ground
- Concrete runners and a poured step pad
- You own the home, you insure the home
- Skirting within 60 days of set
- We do not sell homes and we do not finance them, so nobody here has a reason to talk you into one
Set fees, permits and the mover are yours. We will tell you what the county wants before you spend anything, which is a ten minute phone call and it has saved people a lot of money.
The short list of rules
- Quiet from 10pm to 7am. Generators, dogs, and the loud truck all count.
- Two pets, leashed on the loop. No breed rules. There is a rule about picking up after them and it is enforced.
- Speed limit is 10 and it feels too slow. That is the point, there are kids on the north end.
- Rigs older than twenty years are fine if they are roadworthy and hold their fluids. We look, we do not judge the year.
- Rent is due on the first. Late on the fifth. Tell us before the fifth and it is a conversation, not a notice.
